Mingora has more hotels than any other town in Swat, from basic rooms near the bazaar to a few upmarket properties on the edge of town. Booking.com lists only around 16 properties in Mingora itself, with prices from roughly US$8 to US$60 a night, which is about PKR 2,500 to PKR 17,000 at current exchange rates. Many smaller hotels, especially the cheapest ones, are not on booking sites at all.

Where in Mingora should you stay?
Mingora is a real city, with a population of about 361,000 at the 2023 census. That means noise, traffic and a working bazaar, and it also means food, pharmacies, banks and fuel that the smaller villages upriver lack. Where you sleep matters more than the star rating.
- Saidu Sharif. The quieter, more official side of town, with tree-lined roads, the airport and the Swat Museum nearby. Swat Serena Hotel is here, on Officers Colony Road, about 5 km from downtown Mingora according to its listings. This is the calmest base.
- Fizagat. On the river side of town and popular with families for its riverfront parks and food streets. Hotel One Swat, part of the Hotel One chain, is listed at Faisal Town, Fizagat.
- The bazaar area. Usually the cheapest and the most convenient for buses and wagons, and also the loudest. Fine for one night on the way through, less good if you have small children.
- The bypass road. Some hotels are listed along the Mingora bypass, which keeps you out of the city centre traffic when you head on towards Madyan and Kalam.

Prices below come from aggregator listings in 2026. Booking sites quote in US dollars, so the PKR figures are converted and rough. Rates move with the season, the day of the week and Eid, and walk-in prices can differ.

One aggregator gave average rates of about US$63 in the high season (September to November) and about US$37 in the low season (June to August). Treat those as a sign of direction, not a quote: Mingora is hot in summer, so it is cheaper then, while the upper valley fills up.
Which season is cheapest?
Mingora sits at under 1,000 metres and gets properly hot. The mean daily maximum in June is about 36.8°C, according to Wikipedia's climate table, so air conditioning is not a luxury in summer. That is why hotel prices here are lowest in June to August, and why most visitors treat Mingora as a stopover and sleep higher up in Kalam or Madyan.
October is mild, with a mean temperature of around 20.5°C, and autumn is when Mingora itself is busiest. Winter nights are cold, so check that the room has a heater or ask about gas or electric heating before you pay. Our guide to Swat weather by month has the full picture.
Is Mingora a good base, or just a stop?
For most first trips it works best as a stop, not a base. The Swat Museum, the Buddhist sites at Butkara and Barikot and Malam Jabba are all within easy reach of Mingora. Kalam is about three hours away by road, and the last stretch takes longer.
Stay in Mingora if:
- you are arriving late on the motorway from Islamabad or Lahore and want to break the journey;
- you want to see the Swat Museum and the Buddhist sites;
- you want cheap rooms and a proper meal, or you are travelling on a tight budget;
- you need a hospital, a bank machine or a pharmacy close by.

Is it safe to stay in Mingora?
Pakistani families still travel to Swat, and hotels in Mingora are open. But the security situation has worsened in 2026. On 2 August a suicide bomber attacked the Kabal police station in Swat during a peace rally, killing 17 people. As of September 2026 the UK government advises against all travel to Swat.
If you hold a foreign passport, check your own government's advice, because travelling against it can void your travel insurance. How to choose and book
- Decide the area first. Saidu Sharif for quiet, Fizagat for families and the riverfront, the bazaar for cheap and central.
- Ask how far the room is from the river. Buildings right on the bank were badly hit in the 2022 floods and the river can rise fast after rain.
- Confirm heating in winter and air conditioning in summer before paying. Both matter here.
- Check the total price. Ask whether tax and breakfast are included and whether the quoted rate is for a room or per person.
- Bring your CNIC. Hotels normally ask for ID from every adult guest.
