Beach Huts in Karachi: Prices and How to Book

Beach huts in Karachi are rented by the slot, usually a 10-hour day or an overnight stay, and in 2025–26 an ordinary hut at Hawksbay or Sandspit was listed at roughly PKR 15,000 to 55,000 for a day slot, with pool huts and villas from about PKR 65,000 to well over 100,000. Most rental huts are at Hawksbay and Turtle Beach, fewer at Sandspit, and very few at French Beach. You book through hut-rental websites, social media pages or the caretaker, pay an advance to hold the date, and settle the rest when you arrive.

How much does a beach hut cost in Karachi?

Prices depend on the beach, the size of the hut, whether it has air-conditioning and a pool, and the day. The figures below are from hut-rental listings in 2025 and 2026. Treat them as rough guides, since rates change with the season and owners quote differently for each date.

The cheapest huts at the bottom of the Hawksbay range are basic: a lounge, a room or two, a kitchen and toilets, with no air-conditioning. The top of the range buys air-conditioned bedrooms, a swimming pool, a big terrace and a generator with fuel included. Expect prices to rise on Saturdays and Sundays, and more sharply over Eid and public holidays.

Day slot, night or 24 hours?

Most huts are rented in fixed slots, and the times are strict:

• Day slot. Roughly 9 am to 6 pm on many listings, about 10 hours. This is the most popular booking, and suits family picnics and office outings.
• Night slot. Roughly 8 or 9 pm to 8 am. Popular in summer, when the day is too hot to enjoy, and in the turtle season.
• 24 hours. A day and night together, for groups who want to sleep over and wake up by the sea. It costs more than either slot alone.

Weekend day slots are often priced separately from weekday ones. If you can go on a weekday, you pay less and have the beach nearly to yourselves.

Check the departure time carefully. Some listings insist on strict punctuality at departure, and on busy dates another group may be booked straight after yours.

What you get, and what costs extra

A typical rental hut includes:

• A lounge or hall, and one or more bedrooms, often with only one air-conditioned
• Attached or outdoor toilets, with water from the hut's tank
• A kitchen with a gas cylinder and stove, sometimes a fridge and water dispenser
• A roof terrace or front terrace facing the sea
• Parking, and a caretaker on site
• In better huts: a small pool, more air-conditioned rooms, a generator with fuel included

Common extras and exclusions:

• Generator fuel. Many listings say the generator is available but the fuel is yours, or charge extra to run it for lights and a sound system.
• Security guards, at extra cost, if you want them.
• Water sports such as jet skis and banana boats, charged separately.
• Lifeguards. Not included, anywhere. Nobody watches the water in front of your hut but your own group.
• Drinking water, food and ice. Bring your own. Many huts are self-managed, with nothing on site to buy.

House rules to expect

Hut owners set their own rules, and they are usually written into the listing. The common ones:

• Families and corporate groups are welcome; some huts do not rent to couples on their own.
• No alcohol or drugs, and no dance parties.
• A maximum number of guests, stated in the listing.
• Damage is charged to the person who booked, and some huts take a security deposit against it.
• A strict departure time, since another group may be booked straight after you.

If your group doesn't fit the rules, say so before booking. A caretaker turning people away at the gate is how many hut days go wrong.

How to book a beach hut, step by step

1. Decide the beach, date and slot, and count your group, including children.
2. Shortlist huts on hut-rental websites, Facebook and Instagram pages, or through friends and colleagues who own one. For French Beach, a personal contact is often the only way in.
3. Ask for the exact hut number and a map pin, and check both against the beach you want.
4. Get the terms in writing on WhatsApp or email: the price, the slot times, the guest limit, what is included (air-conditioning, generator fuel, water, gas), the advance, the refund terms, and the caretaker's name and number.
5. Pay a modest advance to hold the date, by bank transfer to an account in the name of the person or business you are dealing with.
6. Confirm again two days before, and check whether a Section 144 order or bad weather is expected.
7. Pay the balance on arrival, after you have seen the hut, and keep the receipt or message.

Book early for weekends in winter and for Eid. Popular huts go days or weeks ahead.

Deposits, advances and cancellations

There is no standard policy across Karachi's huts. Most ask for an advance to confirm the booking, with the balance paid on arrival to the caretaker, and some add a refundable security deposit. Ask these questions before you pay:

• How much is the advance, and is any of it refundable if you cancel? Up to what date?
• What happens if the commissioner issues a Section 144 order, or the sea is closed for a cyclone warning? Do you get the date moved, or your money back?
• Is the security deposit returned in cash on the day, and what counts as damage?
• If the generator or water fails, what is refunded?

The weather question matters. In summer the city bans swimming, and sometimes shoreline activity, at some or all beaches. In 2026 the order for the Keamari coast, which covers Hawksbay, Sandspit and French Beach, ran from 23 May to 22 June. Get the owner's answer in writing.

Red flags: how to spot a fake hut listing

Most hut owners and agents are genuine, but fake listings on social media are common enough to take care. Walk away if you see any of these:

• No hut number, or a refusal to give the exact location before payment.
• Photos that appear on other pages under different names. A reverse image search takes a minute.
• A price well below similar huts on the same beach for the same weekend.
• Pressure to pay the full amount upfront, often "because another group wants the date".
• Payment to a personal wallet or account in a name that doesn't match the page or the person you spoke to, or an account number that changes at the last moment.
• No video call from the hut and no chance to visit beforehand.
• A new page with comments turned off, or reviews that all read the same.

When in doubt, drive out on a quiet weekday and see the hut. It is the best way to be sure, and you will see how far it really is from the parking and the sea.

Is a beach hut worth it?

For a group of ten or more, usually yes. Split between several families, even a good hut works out at a modest amount per person, and it gives you shade, toilets, a kitchen and somewhere for older relatives to rest. For a winter day at Hawksbay with children, it turns a hot, sandy outing into a comfortable one.

For a couple or a small family, it is harder to justify. The public beaches are free, and an evening at Sea View costs almost nothing.
